  • Quality Construction

    Architecturally designed homes with genuine clay brick, structural stone, maintenance free pre-painted wood siding or composite, precast stone, quoins and/or wood detailing, as per plan. House siting and exterior colour packages will be architecturally co-ordinated.
    Architectural Features: raked and/or masonry joints, decorative columns, pre-cast detailing, as per front elevation.
    Second floor balconies with decorative columns and railings, as per plan.
    Corner lot and end unit side elevations to receive enhanced architectural details, as per Architectural Control.
    2 x 6 exterior stud walls with plywood or OSB sheathing.

  • Doors and Windows

All windows to be double glazed with low emissive coating and argon filled gas and insulated spacer bars for greater energy cost savings (except basement windows in 1800 & 2000 series models which will have low emissive coating only). All operable windows to have screens. Some decorative windows are fixed glass.
    All doors, windows and building perforations fully caulked.
    Steel clad insulated front entry door(s) with grip set(s) and deadbolt. Glass panes in doors or sidelights, as per plan.
    Insulated metal door from garage into house, as per plan. Where applicable, and at the Builder's discretion, the main floor laundry may be dropped a maximum of 2 risers to accommodate entry door(s) into laundry room; or where the door enters into the front foyer, the foyer may be dropped, at the Builder's discretion, to accommodate entry from garage. The Builder reserves the right to substitute the door with a wall if grade difference exceeds 2 or 3 risers depending on the house plan and zoning bylaw restrictions.
    Thermopane french doors and/or sliding glass patio door with screen, as per plan.

  • Electrical and Plumbing

    100 AMP service with circuit breakers and copper wiring throughout.
    Heavy duty cable and outlet for stove and dryer.
    One waterproof exterior electrical outlet at rear, one at the front porch and one outlet on a separate circuit in the garage.
    Power vented gas fired hot water heater on a rental basis. Purchasers agree to execute agreement with designated supplier at Vendor's sole discretion.
    Furnace and hot water tank location(s) may vary without notice.
    Ceiling fixtures in foyer, hallways, laundry, breakfast, kitchen and all bedrooms with Builder supplied fixtures.
    Switch controlled wall outlets in living/great room and family room as per plan.

    35 oz. broadloom with 12mm standard foam underpad in all designated areas including stair treads and risers, all mid height landings (where an entry door is not present) where applicable. Choice of colours from Builder's samples. (One colour throughout standard).
    Where applicable, second floor laundry room floor to have sloped tiled floor to floor drain. Marble capped sill installed at entrance to laundry room

  • Exterior Features

    Black or antique brass finish coach lamp(s) at front door and garage – Builder's choice.
    Black or antique brass or pewter finish grip set(s) and dead bolt(s) installed on front – Builders choice.
    TWO (2) exterior water taps with inside shut-off valves. One (1) located in garage and one (1) located at the back of the house. TWO (2) exterior weatherproof electrical outlets with ground fault interrupter.
    Lot to be fully sodded except paved areas (common side yard 6'-0” or less may be filled with granular material).
    Steel sectional roll up garage door(s) with decorative inserts, as per plan. Coach House style garage doors equipped decorative hardware, with heavy-duty springs and rust resistant door hardware.
    2 stage asphalt driveway to be provided at a cost to purchaser of $600 for double car and $400 for single car, to be paid on closing (driveway consisting of base coarse and top coarse).
    Where 'lookout basement' conditions are applicable, the following features are standard and included in any premiums applicable to the lot: the wood deck off the main floor will be approximately 6' x 8' complete with stairs to grade and oversize vinyl slider window(s) on the rear wall of basement, as per revised lookout floor plan. Standard size basement windows to be vinyl sliders.     When purchasers enter into a 3 year monitoring package for security they will receive a complete free security system which includes: 1 digital keypad with emergency buttons, 1 control panel, Door and window contacts on main level and basement entrance, 1 motion detector, 1 back up battery, 1 inside siren, 1 sticker package, 1-24 hour monitoring, 1 insurance certificate.
