    Today, with the introduction of ENERGY STAR® for New Homes features into the Geranium construction program, Cardinal Point Phase IV South becomes the first ENERGY STAR® qualified neighbourhood in Whitchurch-Stouffville.

  • CONSTRUCTION QUALITY

    • 1. Exterior elevations may include genuine clay brick, structural stone, upgraded, maintenance-free Hardie Board with 25-year manufacturer's warranty, pre-cast stone detailing, decorative quoins and/or wood detailing, as per plan.
    • 2. Architectural features include raked and/or masonry joints. Covered front porches, second floor balconies, decorative columns and railings as per specific elevation.
    • 3. Rear covered porches on bungalows as per specific elevation/plan
    • 4. 2" x 6" exterior stud walls with OSB sheathing
    • 5. Freehold Townhomes to have 8" concrete block party wall construction to 2nd floor ceilings.
    • 6. Raised heel trusses which provide additional space between the roof line and the top of the window, allowing more brick cladding to enhance the exterior elevation and more space for the even distribution of insulation all across the roof.
    • 7. Pre-finished, maintenance free aluminum soffits, fascia, eavestroughing and downspouts as per elevation.
    • 8. Upgraded 40-Year warranty roof shingles and extended Ice and Water Shield.

  • ELECTRICAL

    • 1. 100 AMP service with circuit breakers and copper wiring throughout.

    • 7. Switch controlled wall outlets in Living/Great Room and/or Family Room as per plan.
    • 8. Switch controlled capped ceiling light for future Dining Room light fixture as per plan.

    • 2. Exterior walls above grade insulated to R22 High Density insulation. R40 insulation in ceilings. Basement wall to have full height insulation to approx. 6" above slab.
    • 3. Electronic programmable thermostat, centrally located on main floor.
    • 4. High-efficiency, ENERGY STAR® Qualified forced air gas furnace, with rough-in ductwork sized for future air conditioning.
    • 5. All exposed ductwork and seams in basement to be sealed.
    • 6. BUNGALOW models to have heat recovery ventilator (HRV) installed
    • 7. Foam insulation applied to exposed steel beams and columns on exterior walls to increase prevention of heat loss and enhance interior comfort.
  • LAUNDRY ROOM

    • 1. Laundry room with electrical and water connections, drain, and exterior venting for dryer as per plan.

Thermopanes have low emissive coating, are argon gas filled and have insulated spacer bars for greater energy cost savings. Muntin bars on front and side elevations only as per plan.
    • 2. Basement windows to be maintenance free thermopane ENERGY STAR® qualified double glazed vinyl sliders are argon gas filled and have insulated spacer bars for greater energy cost savings.
    • 3. All operable windows to have screens.
    • 4. All exterior doors, windows and building perforations to be foam insulated and fully caulked.
    • 5. Steel clad insulated front entry door(s) with grip set(s) and deadbolt. Glass panes in doors and/or sidelights as per plan.

  • COLOUR SELECTIONS AND GUARANTEES

    • 1. Geranium Homes provides the services of a qualified decorator free of charge to purchasers, to assist in the selection of the colours, finishing features and upgrade choices of their home. At Cardinal Point’s Decor Centre a full complement of finishing samples is available for purchasers to view prior to their colour appointment.
    • 2. Geranium Homes is a member of BILD and has been recognized as a builder of Excellence with TARION Warranty Program (previously Ontario New Home Warranty Program) since its inception. Tarion coverage is as follows: 1) One (1) year warranty on defects in workmanship and materials, 2) Two (2) year warranty on electrical, plumbing and heating delivery and distribution system, water penetration through building envelope and foundation and 3) Seven (7) year warranty on major structural defects. For all homes, Purchaser agrees to pay Tarion enrolment fee on closing date
    • 3. Certified Energy Star® Homes comply with the most recent version of Energy Star® for New Homes Technical Specifications. Inspection, evaluation and certifications conducted by 3rd party Evaluator certified by EnerQuality.
