Quality Construction

  1. Architecturally designed homes with genuine clay brick, "maintenance free"* Hardie panels, shakes and siding with 30-year manufacturer's warranty, stone veneer, precast concrete sills, quoins and/or wood detailing, as per plan. House siting and exterior colour package selections are architecturally controlled.
  2. Architectural features include raked and/or tooled masonry joints (Vendor's choice), dormers, decorative columns, frieze boards, pre-cast detailing, metal roofs and decorative brackets, as per front elevation.
  3. Corner lot flankage elevations to receive enhanced architectural details, as per architectural control.
  4. Second floor front elevation exterior balconies with decorative columns and railings, as per plan.
  5. 2" x 6" exterior stud walls with OSB wall sheathing.
  6. Engineered roof systems with raised heel trusses.
  7. Prefinished "maintenance free"* aluminum soffits, fascia, eavestroughing and downspouts.
  8. Premium manufacturer's "shake-like" 40 year limited warranty architectural shingles provides durability, high grade and tear resistant.
  9. Wood and steel beam construction.
  10. Engineered floor joist system for all subfloors.
  11. 5/8" premium engineered OSB tongue & groove subfloor, nailed, glued and screwed.

Doors And Windows

  1. "Maintenance free"* thermopane Energy Star® qualified coloured vinyl casement windows (coloured windows as per approved exterior colour package) on all elevations (including rear). Muntin bars within the panes of glass on front elevation only, as per plan. Standard basement windows to be Energy Star® qualified white vinyl sliders. All windows to be double glazed with low emissive coating, argon filled gas and insulated spacer bars. All operable windows to have screens. Some decorative windows have fixed glass panes.
  2. All exterior door(s), windows and building perforations are foam insulated and fully caulked.
  3. Steel clad insulated front entry door(s) with grip set(s) and deadbolt. Glass panes in doors or sidelights, as per plan.
  4. Insulated metal door from garage into house, as per plan. Vendor reserves the right to substitute door from the garage to the house with a wall if grade difference exceeds two (2) or three (3) risers as per house plan and zoning bylaw restrictions.
  5. At the Vendor's discretion, the floor at the front entry door(s) and at the garage entry door may be dropped a maximum of two (2) risers to accommodate the entry door(s), as per plan.
  6. Thermopane exterior metal French door(s) and/or Garden door(s), as per plan (screen not included).

Electrical

  1. 100 AMP service with circuit breakers and copper wiring throughout.
  2. Heavy-duty cable and outlet for stove and dryer.
  3. One (1) waterproof exterior electrical outlet at rear, one (1) at front porch, one outlet on a separate circuit in the garage, and one (1) switch controlled outlet at the front porch soffit for holiday lighting (location of outlets determined by Vendor).
  4. One (1) outlet in garage ceiling for future installation of garage door opener (opener not supplied).
  5. Electrical outlets and light fixtures located within perimeter walls and 2nd floor ceilings are installed in sealed boxes.
  6. Energy Star® ceiling fixtures in foyer, hallways, mud room, living room, laundry, breakfast, kitchen, media, master retreat and all bedrooms with compact fluorescent light bulbs (min 75% of home) with Vendor supplied fixtures.
  7. Switch controlled wall outlets in office/den and great room as per plan.
  8. Switch controlled capped ceiling outlet provided for future dining room light fixture, as per plan.
  9. All electrical switches and outlets to be white Décora.
  10. Television rough-in using RG6 cable in the great room and master bedroom, as per plan.
  11. Two (2) Cat 5 telephone rough-in outlets to be provided. One (1) in the master bedroom and one (1) in the great room.
  12. Each home is "smart port" roughed-in at two (2) locations. Master bedroom and great room for high speed data/voice/video cabling.
  13. All rough-in outlets as noted for TV, telephone, data/voice/video cabling to be left as nonterminated wiring.
  14. Electronic smoke detectors on all levels of the home. Carbon monoxide detectors on all levels that have bedrooms.
  15. Power vented Energy Star® qualified gas fired hot water heater on a rental basis with designated supplier at Vendor's sole discretion.
  16. Furnace and hot water tank location and orientation may vary without notice.
  17. Front entry door chimes.
  18. Rough-in central vacuum outlets located on each finished level. Pipes dropped to unfinished space in basement only.
  19. Electrical outlet provided below counter within kitchen island and/or peninsula cabinet, as per code (only applicable on the island when the island is permanently fixed with plumbing).

Heating & Insulation

  1. R31 expandable spray foam insulation to garage ceiling and exterior overhangs where there are livable areas above.
  2. Exterior walls above grade insulated to R22 high density insulation. R40 insulation in attic space above living areas. Basement walls insulated with R12 blanket insulation, full height to approximately 6" above the basement slab.
  3. Electronic programmable thermostat centrally located on main floor, at Vendor's discretion.
  4. High-efficiency, Energy Star® qualified forced air gas furnace with rough-in ductwork for future central air.
  5. All homes to be equipped with HRV (Heat Recovery Ventilator) paired with furnace.
  6. All exposed mainline metal ductwork joints in basement are sealed.
  7. Ducts professionally cleaned and sanitized. (Purchaser supplied with certificate which is to be redeemed within 3 months from date of closing).
  8. Gas fireplace with precast plaster mantle surround (no hearth), as per plan. Purchaser(s) choice of colour from Vendor's standard samples.

Laundry

  1. Energy Star® qualified exhaust fan in laundry room.
  2. Exterior venting for dryer in laundry room.
  3. Single basin laundry tub set in a base cabinet, where shown on plan, with two (2) handle faucet, as per plan.
  4. Second floor laundry rooms only, to have tiled baseboards and vinyl lined sloped tiled floors to the floor drain. Raised marble sill at entrance.
  5. Optional upper cabinets in laundry room, as per plan.
  6. "Oatey" box (or equivalent) recessed in the wall of finished laundry rooms in the vicinity of the washer to facilitate ease of connection of the washing machine hot and cold water lines as well as the drain.

Interior Features

  1. Interior walls to be painted with two (2) coats of off-white premium quality latex paint, one (1) coat prime, plus one (1) coat finish.
  2. All interior doors and trim to be painted with two (2) coats of white premium quality latex paint, one (1) coat prime and one (1) coat finish.
  3. Sprayed stipple ceilings with 4" smooth borders in all rooms except for kitchen, breakfast, all bathrooms and laundry room, which have smooth ceilings. Closets and cloakrooms have sprayed stipple ceilings without smooth borders.
  4. Trimmed archways, as per plan.
  5. Stained finish oak nosing, handrails and 1 3/4" oak pickets in finished areas from Vendor's standard samples, as per plan.
  6. Staircase in finished areas to consist of stain finish oak treads, risers, and oak veneer stringers, from Vendor's samples.
  7. Cathedral and vaulted ceilings, as per applicable plan.
  8. Coffered ceiling in dining room and tray ceiling in the master bedroom, as per plan. Smooth painted finish ceilings inside the tray ceilings of the master bedroom, as per plan.
  9. All closets and cloakrooms to have white vinyl coated wire shelving.
  10. Drywall finished niche, as per plan.
  11. Painted Classique style interior doors with colonial style 5 1/4" baseboards and 3" casing in all finished areas, as per plan.
  12. Interior pewter or brushed nickel finish door levers and door hardware (hinges painted), Vendor's choice.
  13. Privacy locks on master bedroom and bathroom doors.

Kitchen Features

  1. Valance moulding under the kitchen uppers, as per plan (electrical not included).
  2. Quality cabinetry in kitchen from Vendor's standard samples. Quality constructed and finished kitchen and bathroom cabinetry with hardware and post-formed laminate countertops (as per plan). Colour matched kick plates.
  3. Kitchen uppers to receive crown moulding at the top of the uppers, as per plan.
  4. Kitchen cabinetry to have extended upper cabinets, as per plan.
  5. Split electrical outlets provided above the kitchen countertop and dedicated outlet for the refrigerator.
  6. Dropped ceiling boxes over kitchen upper cabinets, as per plan and at Vendor's discretion.
  7. Pantry, island and breakfast bar top, as per plan.
  8. Double stainless steel sink in kitchen, with single lever faucet and vegetable sprayer.
  9. Stove exhaust hood fan (white) with light, vented to exterior.

Bathroom Features

  1. White pedestal sink in powder room, as per plan.
  2. Washerless single lever water efficient faucet(s) in all bathroom vanities with pop-up drains.
  3. Bathroom fixtures to be white.
  4. Master ensuite to have acrylic drop-in soaker tub, with a two handle deck-mounted water efficient Roman faucet and a minimum 12" of ceramic wall tiles around tub deck, as per plan.
  5. Master ensuite separate shower stalls, where applicable, to be finished with clear glass panels and half panels (as per design), waterproof surface mount light and chrome frame complete with clear glass shower door, as per plan (ceiling not tiled).
  6. Extra large master ensuite shower with one (1) piece marble slab seat, as per plan.

Flooring Features

  1. Choice of 12" x 12" or 13" x 13" ceramic tile in the foyer, mud room, kitchen/breakfast, all bathrooms and laundry room from Vendor's standard samples, as per plan.
  2. 3 1/4 " x 3/4" (approx.) pre-finished, stain finish oak strip hardwood flooring on the main floor (excluding tiled areas), second floor hallways and mid-height landings from Vendor's standard samples, as per plan.
  3. Purchaser's choice from Vendor's standard Berber broadloom with ¼" high density chipfoam underpad or 35oz polyester broadloom with 12mm standard foam underpad in all second floor areas, except for tiled and hardwood areas, as per plan. Choice of colours from Vendor's standard samples (one colour throughout).

Exterior Features

  1. Black coach lamp at front door and at each sectional roll up garage door.
  2. Black or pewter grip set(s) and dead bolt installed on front entry door - Vendor's choice.
  3. Two (2) water taps with inside shut-off valves. One (1) in garage and one (1) at the back of the house, located at Vendor's discretion.
  4. Lot to be fully sodded except for hard surface areas, as per plan.
  5. Steel sectional roll up garage door(s) with decorative inserts, as per plan. Coach House style garage doors equipped with decorative hardware, heavy-duty springs and rust resistant door hardware.
  6. Two stage asphalt driveway to be provided at a cost to purchaser of $1200 for a double car driveway, to be paid on closing. (Driveway consisting of base coat and top coat).
  7. Where rear 'lookout basement' conditions are applicable, the following features are standard and included in any premiums applicable to the lot: wood deck off the main floor will be approximately 5' x 8' complete with stairs to grade and oversized casement window(s) on the rear wall of basement, as per revised lookout floor plan. Balance of standard size basement windows to be vinyl sliders. Where 'walkout basement' conditions apply, the following features are standard and included in any premiums applicable to the lot: sliding patio door, oversized casement window(s), additional brick or siding, framing, insulation on rear wall of basement and a wood balcony approximately 5' x 8' off main floor rear patio door (no stairs), an additional exterior light fixture and electrical outlet. On lots with walkout or lookout grading conditions, the number of basement windows and location of basement windows may change, as per Vendor's Architect's recommendations.

Vendor’s Guarantee & Conditions

  1. Geranium Homes has been registered with Tarion Warranty Corporation since 1985 and is in good standing. A completely computerized customer service program is available for a period of one (1) year after closing. The following three inspection forms are to be submitted to the Vendor's Head Office: a pre-delivery inspection form to be completed with the Vendor prior to closing, a second inspection form submitted a maximum of 30 days following the closing date and a final inspection form submitted anytime between a maximum of 30 days prior to and up to the one (1) year anniversary of the closing date.
  2. Tarion coverage is as follows: 1) One (1) year warranty on defects in workmanship and materials, 2) Two (2) year warranty on electrical, plumbing and heating delivery and distribution system, water penetration through building envelope and foundation and 3) Seven (7) year warranty on major structural defects. For all homes, Purchaser agrees to pay Tarion enrolment fee on closing date.
  3. Qualified Energy Star® Homes comply with applicable Energy Star® for New Homes Technical Specifications. Inspection, evaluation and qualifications conducted by 3rd party Evaluator certified by EnerQuality®.
  4. All selections, including upgrades, are to be made from Vendor's standard samples.
  5. All dimensions noted are approximate.
  6. All room dimensions include cabinetry where shown on plan.
  7. Areas in the house may require boxes in areas in corners or at ceilings to accommodate mechanical pipes or structural members.
